Services

Consultation

We are happy to discuss construction types, build size, foundation, finishes, uses, materials, timing. We can also do a site visit to determine feasibility and check access for assembly.

Design

We can guide you through the choices and processes of design whether it's a customizable modular backyard studio or a fully permitted custom tiny house.

Construction

Often a small and simple home office or studio constructed from a customizable modular kit. These can be built in just a few days.

Or a fully permitted custom tiny house with a kitchen and bathroom.

We can help with the site preparation as well, including foundations.

Permitting

Our smaller builds typically don't need a structural permit. Adding electricity to smaller builds only requires a quick over the counter permit. We can help.

Do you want a fully permitted tiny houses or pre-approved DADU's with streamlined approvals? We can help.

Products

We use many different designs that come in various sizes with dozens of cladding and color combinations. Doors and windows are also customizable. Many of the most popular modular kits are ready to be shipped to your site. Custom ordered kits are often ready to ship in 3-5 weeks. We can also build something from scratch!

sustainability

Most of our builds take advantage of modular construction. Modular construction reduces waste thanks to a controlled environment. This method also delivers efficient, versatile and high-performing buildings in a much faster time frame than traditional construction techniques. Living small reduces CO2 emissions by almost 40% and reduces energy usage. Backyard builds add density to existing properties without the need for a new lot. This also provides walkability in infill locations, reducing the need for cars.

AFFORDABILITY

Housing affordability in Seattle area

Housing affordability is a serious issue and backyard buildings can be part of the solution. Building a tiny house (ADU) in your backyard is typically much cheaper than buying a second home. Move in a parent or rent it out.

Need more space or another room? Adding a new room to the back yard is an affordable way to go. And way easier than buying a bigger house.
